An assessment of the installation
An Electrical Installation Condition Report assesses the fixed wiring and associated equipment within an agreed scope. It records the inspection and test findings and identifies observations that need attention. It does not certify every appliance in the building.
Before the inspection
Arrange access to the distribution board and relevant rooms. Some tests require circuits to be isolated, so discuss occupied areas, IT equipment, medical equipment and operating hours in advance. Provide any previous report and information about alterations.
Reading the report
C1 records danger present, C2 a potentially dangerous condition and FI the need for further investigation without delay. These observations make a report unsatisfactory. C3 identifies an improvement recommendation. Ask the inspector to explain what the findings mean and agree any remedial work separately.
Deciding the next date
The next inspection depends on the installation and its use. Do not assume that one interval applies to every building. If you are a landlord, check the duties applying to the property and tenancy. See the current government guidance for rented homes in England.
